How does the masonry side of an Eaton Fire rebuild actually work?

What survived, and what “survived” really means

Walk any fire-affected street and the pattern repeats: chimneys, block walls and stone gateposts standing where everything combustible is gone. Masonry is the non-combustible part of a property - but standing is not the same as sound. Intense heat can cook the binder out of mortar, spall and micro-crack block and stone, and anneal the reinforcing steel inside grouted cells. A wall can look fine and have lost the structure that made it a wall.

Zone 0: why the first five feet belong to masonry now

California’s defensible-space direction adds an ember-resistant zone in the first five feet around structures - non-combustible ground instead of the plantings, mulch and fencing that carried fire to houses. In practice that means stone, pavers, concrete and gravel where foundation plantings used to go, and non-combustible block walls instead of wood fencing where walls meet the house.

For rebuilds this is less a burden than a design brief: courtyards, paved margins, seat walls and masonry fences were always the good-looking answer, and now they are the fire-smart one. Building the hardscape non-combustible from the start costs little more than doing it wrong and reads as permanence - which, after what this community has been through, is the point.

Sequencing masonry inside a rebuild

The rhythm that works: site-defining walls early - property lines re-established, retaining walls holding sloped lots before framing needs stable ground - then a long quiet middle while the house goes up, then finish hardscape late, when heavy trades are done driving over everything.
