What LA Weather and Time Do to a Chimney

Chimneys fail from the top down. The crown takes the sun and the rain first — hairline cracks let water into the core, and from there every wet winter pries joints open a little more. Down the stack, mortar washes out of the weather side years before the sheltered side, and soft older brick starts shedding its face. None of it announces itself until pieces show up in the gutter or the yard.

The fix is staged to what the stack actually needs: sound structure with tired joints gets repointing and a new crown; scattered bad brick gets cut out and matched; a stack that has moved or lost its bond gets rebuilt from the roofline on the courses that are still true. We tell you which one you are in before anything is priced.

Matching Is the Whole Job

A repaired chimney sits in the most visible spot on the house, so a mismatch is advertised against the sky. The craft is the same one we bring to restoration: brick sourced to match size, color and texture, mortar tinted and struck to the original joints, coursing carried through so the repair reads as original work.

That matters double on the older brick this side of LA — 1920s clay brick with real patina cannot be bought new, so the repair plan leans on saving and relaying original brick wherever it is sound, the same way we reuse original stone on historic walls.

Fireplaces and Fire Features, Inside and Out

The other end of the flue is a fireplace, and that is masonry too: surrounds and hearths in brick or stone, refacing a dated firebox wall, and veneer that turns a plain chimney breast into the centerpiece of the room.

How much does chimney repair cost?
Repointing and crown work are modest jobs; rebuilds from the roofline cost more because they include demolition and matched material. We look at the stack, tell you which repair it actually needs, and put the number in a written quote — free, and if a smaller honest fix covers it, that is the one you will hear.
Is a cracked chimney crown serious?
It is the leak that causes the rest. Water through a cracked crown soaks the core and pushes joints apart every wet season, so a crown repair done early is the cheapest chimney work there is. Left alone, it matures into repointing, then into loose brick, then into a rebuild.
Can you match my existing brick?
Matching is our favorite part of the trade. We source brick to size, color and texture, save and relay original brick where it is sound, and tune the mortar to the old joints in color and profile. The goal on every repair is that nobody can point to where it happened.
Do you rebuild chimneys or just patch them?
Both, honestly sorted. If the stack is sound we repair it; if it is leaning, shaken loose or soft through the core, we take it down to good courses and rebuild it straight. You get told which one your chimney is before anything starts, with both paths priced when it is a close call.
Do chimney repairs need a permit in LA?
Like-for-like repair usually does not; rebuilds and structural work often do, and hillside and historic areas add their own rules. We sort the permit question during the assessment so the plan is legal from the first course — same as on any wall we rebuild.
